Q: Can you hold a place before I apply?
A: No. You would need to apply and at least be pre-approved before you can reserve a place.

Q: Do I pay first month’s rent and last month’s rent with my security deposit?
A: We require full month’s rent and security deposit before you move in.

Q: How old do you have to be to apply?
A: Every person over the age of 18 that will live in the house must apply.

Q: Is the deposit refundable?
A: Yes. Security deposit is 100% refundable and will be refunded within 30 after move out, per the law and your lease.

Q: Can I use a co-signer?
A: Yes. Parents, family members or friends can co-sign for applicants. Co-signers must also apply and be approved.

Q: How do I pay rent?
A: We offer several ways to pay rent both offline and online. We make it easy and convenient.

Q: Are pets allowed in your rental properties?
A: Yes and no. Some owners allow pets and others don't. If you are just applying, provide this information in the application. If you are already our tenant, send us a request. In any case, pets in the property require a written authorization from us and also a non-refundable pet fee.

Q: My lease expiration is coming and I want to move out. What do I do?
A: We require a 60 day notice to terminate the lease. Send us a notice in writing and we’ll walk you through the process.

Q: Who is responsible for paying for repairs & maintenance requests?
A: Reasonable repairs are paid for by the owner. If repairs are needed due to negligence of the tenant, or even something simple tenant should have easily done themselves, the tenant will be liable for that cost.

Q: Can I sublease my home?
A: No. We do not allow sub-leasing of our properties.

Q: How do I schedule a showing for a property I’m interested in?
A: Go to our Home for Rent section in the website. Click on the property you like and then click Schedule a Showings. All scheduling are done online.

Q: I’m a smoker. Can I smoke in the property?
A: No. We do not permit smoking in our rentals or anywhere on the rental property.

Q: What do I do if I need to break my lease early?
A: We understand that sometimes things don’t go as planned. We allow to break the lease but require you to follow specific steps. Please refer to your lease to find more information under “Early Termination”.

Q: If I would like to paint a room/wall in the home in a different color, can I do that?
A: Unfortunately, this is not a “one answer fits all” scenario. Please contact your property manager with a written request and we’ll get you an answer.

Q: Once I have applied, If I am denied or choose not to go forward with my application, can my application fee be refunded?
A: No. Unfortunately once an application has been submitted, the application fee cannot be refunded.

Q: When is rent due? What happens if I’m late?
A: Rent is due on the 1st. We allow additional 4 days of grace until the 5th. If rent is not paid in full by the end of the 5th, late fees will apply on the 6th. If balance is then not paid in full, eviction is filed on the 11th. Please pay your rent on time to avoid penalties
